Florida Votes on a Home Tax Amendment: What Changes for Homeowners
Amendment 3 is on the November 3 ballot: the homestead exemption from local taxes would rise to $150,000 in 2027 and $250,000 in 2028. It needs 60% of the vote to pass.
Friends, this matters to everyone who owns a home in Florida or will soon.
On November 3, every Florida voter will see three amendments to the state constitution on the ballot. The one most noticeable for us is Amendment 3, on property taxes. If it passes, starting January 1, 2027: - the homestead exemption (for your primary residence) from non-school taxes will rise to $150,000 in 2027 and to $250,000 in 2028; - for all other property, annual assessment increases will be capped at 5% instead of 10%; - anyone who becomes a Florida resident after December 31, 2026, will first get the current exemption, and the larger one starting in their fifth year.
The amendment needs at least 60% of the vote to pass. My advice: if you’re a citizen, read all three amendments ahead of time, and take any questions about the taxes on your home to a realtor or a tax advisor.
